Winter – sell now or wait till spring?

Most home owners, especially those contemplating selling, take an interest in property sales and results.  If asked, most property owners would say that winter is not a good time to sell because it is cold and wet and gardens are not looking their best.  Strangely, this opinion is not shared by prospective purchasers.

Most purchasers, during the colder months of the year, are just as committed and anxious to buy a property that suits their needs.  At Methven Professionals we monitor all incoming enquiry and sale results. Year after year, we have proven that contrary to popular opinion, the winter months are an excellent time to sell.

Winter sale results highlight the lack of supply which causes clearance rates to improve and competition to increase amongst buyers for property. Over the years we have seen some of the best sale prices regularly achieved during the months of June, July and August.

Why? Simply because the buyers have less to choose from as many home owners hold off selling until spring.  Consequently, the length of time any property is on the market is often less than later in the year and sale prices are greater because of the relatively small number of properties available for sale.

Add in other factors such as current availability of finance which is better than it has been for years, interest rates are at a historic low level and the quality of buyer enquiry is still excellent.  Simply put, all these factors mean there is an abundance of well qualified buyers ready to act!  If you are considering a move then these cooler months could prove to be very profitable for you. Take advantage of the supply shortage – sell sooner rather than later and then be ready to buy come spring when there are more properties available for you to choose from.
