Methven 
First we’d like to give credit to the council for the fantastic renovation they have done of Mooroolbark station, following their makeover of Hookey Park about 12 months ago.
Aside from a short break over Christmas, the market hasn’t really stopped at all. 5 houses were sold on Christmas eve itself, and 1 on New Years eve. The market is very hot at the moment, and the buyers appreciate it, recognising the need to act fast. In December, we had a very active sales market with 62 sales – our biggest month of the quarter. In January, we’ve had 45 sales, and considering the usual quiet holiday period at the start of January, you can see that the market hasn’t really slowed down.
We felt at the end of November that the market was beginning to ease back, but this has not been the case. We had almost 400 enquiries in Christmas week – unbelievable! On the first Monday back of the year – 5th of Janury – our office had 35 enquiries in a 2 and a half hour period. One property on Saxon drive had 35 people through in one open and around 70 people through during the week. The lower end of the market is where the most action is, but we have sold a few prestige properties recently – so it isn’t just the first home buyers. 1/82 Hereford Road was sold over the weekend, listed in December at $445,000 plus, it sold at $536,000 with 2 offers on it, which shows that the buyers are there and will buy what they like if they see it. Plenty of well priced properties are receiving multiple offers, so for those that are selling – it is a brilliant market.
